Royal Harbor Naples, Florida: A Premier Boating Community
Royal Harbor, located on the east side of Naples Bay and just minutes from Old Naples, is one of the original boating communities in Naples. Construction began in the 1950s, and today, homes in Royal Harbor range from small and original to new and modern, reflecting an enormous influx of tear-downs and new construction from 1997 to the present. The new construction in this area tends to fluctuate with the economic trends, shaping the landscape of Royal Harbor.
Originally, those who considered Port Royal or Aqualane Shores but found them either too pricey or exclusive, opted for Royal Harbor as a viable alternative. Even though acceptance into Port Royal has become less challenging over the years, many still prefer Royal Harbor due to pricing constraints in other Naples, Florida boating communities.
Over the last 15 years, Royal Harbor has undergone a significant transformation. However, it’s still possible to buy older homes perfect for remodeling. The increase in new construction activity in recent years has greatly metamorphosed the original landscape. What was once characterized by small, cracker-style homes has evolved into a neighborhood featuring unique, modern homes inspired by the latest building trends. Mediterranean-style homes have been replaced with more transitional and modern-styled residences, and there’s always a selection of newly constructed homes available.
Many of the most desirable homes are situated on Naples Bay or offer direct, bridge-less access to the Gulf of Mexico, making them perfect for boating enthusiasts.

For the avid boater, Royal Harbor is considered a more affordable option for Naples waterfront properties. Most waterfront homes in this area come equipped with boat docks. Royal Harbor Boating Community
Many boating enthusiasts favor Royal Harbor because it offers deeper water for docking and bridge-less access to the Gulf of Mexico. Its proximity to the Gulf via Naples Bay is another reason why serious boaters, who don’t want to spend an enormous amount, make this location their home. The Vanderbilt Beach area is another location where you may find waterfront properties at less expensive prices, but there is a bridge, and water depths there can be very shallow compared to Royal Harbor, which can limit the type of boat you can keep there. If you’re planning on a bigger boat that requires more draft or sits higher out of the water, you might consider Port Royal and Aqualane Shores.
Area Activities
With its close proximity to the shopping and dining districts of Old Naples, Royal Harbor is highly valued as an excellent location. The most expensive home sold for $15,450,000 in April of 2022.
A great way to meet people in the area and stay informed is through the Homeowners Association. This association keeps residents updated on news and events in the area.
Just a short drive away, you’ll find the Naples Botanical Gardens. Covering over 170 acres, these gardens feature a wide variety of tropical plants flourishing in the hot Naples climate. The diversity of flowers and plants will captivate any gardening enthusiast.
